Please refer to the River Towne Association Pet Policy. Undisciplined or unrestrained pets can  be a nuisance or safety hazard. Hence, the

following pet-approved rules along with the Pet Policy have been established pertaining to the ownership of pets.

  1. City Registration – Per City of Knoxville City Pet Ordinances, “all of your pets are required to

possess a City tag. Your pet must have an up-to-date Rabies Vaccine in order to purchase a

tag. This tag must be purchased annually and worn by your pet, just like the Rabies tag. Young Williams Animal Center and most veterinarians in the City offer the sale of City tags.”

  1. River Towne Registration – In addition, River Towne pet owners must complete a Pet Registration

Form for their pet(s). A current photograph must be provided.

  1. Number of Pets -. Two pets per unit,

is the maximum number of pets allowed.

  1. Purpose - Pets shall not be kept, bred, or used for any commercial purpose.
  2. Confinement - Pets must be confined to the owner’s unit and must not be allowed to roam

freely on the property. Pets must not be tethered outside or left unattended on patios or

balconies. No outdoor pens or runs of any kind are permitted.

  1. Restraint - Pets must be kept on appropriate leashes at all times when outside a unit and are

not permitted to run loose in the building or common areas. Pets in transit must be carried,

restrained by a leash, or placed in an animal carrier. Animals must be under the control of

their owners or other competent individual at all times and cannot be allowed to stray or roam

freely inside or outside of the building.

  1. Waste – Pets must relieve themselves (including urination) ONLY in the designated pet area at the west end of the premises. Persons who havepets are responsible for immediately picking up after them and

discarding securely bagged droppings at the pet waste station. Cat litter may not be disposed

of in toilets. It must be double bagged and discarded in the dumpster.

8.. Damage - Pet owners are responsible for any damage caused by their pets, including cleaning

fees and any subsequent damage caused by cleaning chemicals or other such materials used

in an attempt to remedy said damage.

 

  1. Indemnification - Pet owners shall indemnify the Association and Board and hold them harmless

against loss or liability of any kind arising from their pet(s).

  1. Pet Nuisance - No pet shall be allowed to be a nuisance or create any unreasonable

disturbance. Examples of nuisance behaviors include:

  • Pets who make noise continuously or incessantly for a period of 10 minutes or more.
  • Pets who are not under the complete physical control of their owners or other competent

person.

  • Pets who relieve themselves on walls, floors or carpets, balconies, patios, elevators, or

stairwells.

  • Pets who exhibit aggressive, unruly, threatening, or other behavior that could cause

personal injury or property damage.

  • Pets who are conspicuously unclean, infested with parasites, or have contagious infections.

The Board reserves the right to amend the Rules at any time

in accordance with the Declaration and the Bylaws.

11.These rules and regulations have been established to protect the health, safety, security,

comfort, and financial interests of our owners and all other residents. Noncompliance can

result in fines and/or additional consequences.

Pet Nuisance Resolution Process:

  1. Any resident or managing agent personnel observing an infraction of any of these rules is

encouraged to discuss the infraction in a neighborly fashion with the pet owner in an effort to

secure voluntary compliance, and/or

  1. Submit a formal complaint with details (photos, videos, if possible) to the management company,

who will forward the complaint to the Association board.
