River Towne Resident Rules & Regulations – updated July _29__, 2024

The Board reserves the right to amend the Rules at any time

in accordance with the Declaration and the Bylaws.

Dear River Towne Resident,

During the transition to Realty Resources Systems and special advice from counsel, the Board has been very active. So far, the board has:

  1. Identified and hired an outstanding property management company to serve our residents.
  2. Coordinated the transition of previous management to Realty Resource Systems.
  3. The board has also been working very hard to review, distill and clarify all rules & regulations that

exist in our governing documents, including:

River Towne Rules & Regulations

Rules and regulations are established to maintain quality of life and protect the rights of dues-paying

owners and residents so they can enjoy the amenities and reduce potential liabilities that could

result in amenities being further restricted, or eliminated. Chief considerations in creating such rules

are the health, safety, security, comfort, and investment of our residents.

It is our sincere hope that as everyone reviews the revised rules & regulations, they will join us in

considering the best interests of the entire community.

A word about fines . . . There are only two good reasons for any HOA to levy fines: (1) to discourage

willful violation of established rules & regulations, and (2) to promote urgent correction of identified

violations. Fines are NOT levied to increase revenue. It is the goal of our Association to keep fines

as close to zero as possible. We can all help with this.

Pursuant to the Master Deed of River Towne Condominiums the following rules and regulations (the “Rules”) of River Towne Condominiums (the “Condominium”) have been adopted by the Board of

Directors (the “Board”) of the River Towne Condominium Association, Inc. (the “Association”) to govern

the use and enjoyment of the Condominium.  BE IT RESOLVED, that these amended rules and regulations was duly adopted by a majority vote at a Special Meeting of the Board of Directors of RTHOA held on July 29, 2024.
